Adam is a very professional Mortgage Advisor He got me approve on one of the hardest loans ever. There was so many pieces and parts that needed to come together in order to to get the mortgage approve. He worked so many hours to get this done and never gave up. Adam and New Dominion fumbled a deal of mine and you should think twice, or better yet, 3x before using them. They were representing the buyer (VA loan) of a listing of mine. We had a 30 day settlement in place. Less than 24 hours prior to settlement, Adam tells me the underwriter denied the loan. Reason being: the buyer owned a rental property that had tenants (income) but since the property hasn’t had at least 2 years of rent, it won’t qualify as income. This threw the buyers debt to income off. I spoke with a trusted lender I work frequently with and he said this should have been caught when the lender (Adam) was FIRST reviewing the buyers finances. Furthermore, it slipped the underwriters attention as well. All of this resulted in a very last minute collapse of the loan. The buyer was devastated as he was supposed to close the next day and had already put in a notice to his current landlord. My seller was absolutely infuriated as we had inspection items completed, staging removed and 30 days of stalling all to just go back to the market. Adam and team costed my seller money and could have costed the buyer his earnest money had he not had a finance contingency in place. I write this for you to remember that it’s important who you work with and little mistakes can have great consequences. Beware!

The Mortgage process with Adam Stempin was relatively easy. It is less stressful than the previous mortgage I obtain from my Banking giant. You provide all the document and you just wait for them to do their work and let you know when you are ready to close. No mid-day phone calls that they need this and that.
